Under-construction vs ready: My cousin's dilemma
Just moved into my place in Sector 70 a few months back, and now I'm helping my cousin look around. Did a site visit to Shubham Shubhbhoomi last month, and also checked out AIPL Rhythm Residences 2 a while back. Shubhbhoomi is ready, so no possession risk there, but the overall cost after stamp duty and interiors felt pretty high. AIPL Rhythm 2 is still under construction, so there's that wait and uncertainty. But maybe the entry price is lower now? For rental potential, which one do you think would attract better tenants in Gurgaon? Any first-hand experience with either society's maintenance costs or actual carpet area efficiency? Honestly not sure which way to lean.

It really boils down to your cousin's risk appetite and how much they value immediate possession versus potential appreciation. If they are looking for long-term investment and don't mind waiting, AIPL Rhythm 2 might offer better capital appreciation if the area develops further. But for immediate rental income and peace of mind, Shubhbhoomi seems like the safer bet. Have they compared the per sqft prices after factoring in the current market conditions in Gurugram?
Per sqft prices toh dekhe hain, but usmein stamp duty aur interiors ka cost add karke Shubhbhoomi ka bill bahut high ho raha hai. Is current market mein Gurugram mein rates already high hain, toh under-construction mein thoda negotiating power rehta hai kya?
My personal experience says, if you can stretch your budget a bit, go for ready. I booked in an under-construction project near Airport Road (Gurgaon side) three years ago, and it's still stuck. Builder keeps giving new dates. EMI bhi jaa rahi hai aur rent bhi. The mental stress is not worth the 'lower entry price'. Plus, the promised amenities often get diluted by the time possession comes. For rental, tenants prefer ready properties, especially if they need to move in quickly.
Maine suna hai Shubham Shubhbhoomi mein carpet area efficiency bahut achhi hai. Kya kisi ne actual measurement kiya hai ya floor plans dekhe hain? AIPL Rhythm 2 ke plans kaise hain?
Shubhbhoomi mein mere ek rishtedar rehte hain, they say carpet area is genuinely good, no weird corners. AIPL Rhythm 2 ke plans thode compact lagte hain compared to older projects, but modern designs hain.
Dekho, Shubhbhoomi ready hai, achhi baat hai, but you mentioned the cost is high. AIPL Rhythm 2 ka entry price definitely lower hoga. Gurugram mein rental potential ke liye location bhi matter karti hai. AIPL Rhythm 2 ki location Sector 67 mein hai, which is quite good for rentals, especially for working professionals. Shubhbhoomi Sector 70 is also okay, but 67 has better connectivity to SPR.
AIPL Rhythm Residences 2 ka RERA number hai Haryana RERA: HRERA-GGM-646-2022. Iska possession date Dec 2026 hai, toh abhi time hai. Delays toh common hain, but RERA ke under hai toh thodi accountability rehti hai.
Haan, location is key for rental. Sector 67 is definitely prime. Meri ek colleague ne Badshahpur mein invest kiya tha, rental returns utne nahi aaye jitne expected the.
Entry price toh lower hota hai under-construction ka, agreed. But builders phir maintenance aur hidden charges mein compensate kar lete hain. AIPL ka track record kaisa hai in terms of delivery?
Yaar, ye under-construction wali baat toh bahut risky lagti hai. Mera bhi yahi haal hai, ready-to-move mein thoda zyada dena padta hai, but peace of mind milta hai ki ghar mil gaya. Especially for a first-time buyer, Shubhbhoomi sounds safer just for that reason. What if AIPL Rhythm 2 gets delayed like so many others?
True, ready-to-move mein uncertainty zero hoti hai. Lekin jo aapne bola, cost ka difference kitna hai roughly? Woh bhi toh budget mein dekhna padega.
Absolutely, bhai. Possession delay ka tension alag hi hota hai. Mere friend ka project Sector 69 mein 2 saal late ho gaya tha.
