DSR ka price thoda zyada lag raha, around ₹1.05 Cr for a 2BHK, but ready-to-move hai. Godrej ka ₹1.35 Cr se shuru ho raha, but possession mein time hai. Parents bolte hain completed le lo, no risk. But Godrej ka brand value hai na? Not sure if that justifies the under-construction wait and the potential hidden costs. Kya builder ka track record itna important hota hai? Also, under-construction mein advertised rate se kitna extra lag jata hai total cost mein, like PLC, registration, interiors? Is Godrej ka appreciation better hoga 5 saal mein ya DSR ka spot value zyada safe hai? Am I overthinking this?

I was in the same boat last year, looking at projects around Akshayanagar. Godrej ka brand value hai, agreed, but under-construction mein hidden costs are a real headache. PLC (Preferential Location Charges) are extra for certain floors or views, development charges, society formation charges, electrical meter charges, legal fees, etc. It can easily add 10-15% to the advertised price, even more sometimes. Then registration and stamp duty are another 5-7% on top of that. My advice: get a detailed breakup from Godrej, not just the base price. DSR toh ready hai, so you'll know exact costs.
