UNI 89 Wing B – everyone talks about its potential, but I'm not so sure about the long-term ROI here. Invested a few months back, and honestly, the builder's delivery track record for past projects isn't exactly inspiring confidence for future phases. Seeing too many investor-owned units still empty post-possession; makes me worry about actual rental yields and resale liquidity down the line. Is anyone else seeing this trend, or am I just overthinking the Pune market? Change my mind.

The empty units might be due to the current market conditions. Rental yields in Pune have been a bit stagnant in some areas, especially for higher-priced units like the ₹1.4 Cr – ₹1.9 Cr range. Getting a good tenant immediately can be tough. What kind of rental income are people expecting from such a project?
Totally agree about delays. Mere ek relative ne bhi unka project Ambegaon Budruk mein liya tha, same story. RERA helps, but builders find ways around it.
I visited last month, bhai. Construction looked okay, but not super fast for Wing B. They're still working on lower floors. My friend booked in their previous project near Akurdi, and he got possession 1.5 years late. So, delays are a real possibility. And yes, empty units are a thing in some new projects, especially those marketed heavily to investors, not just UNI 89.
Totally agree with the OP. UNI 89 Wing B ka hype toh bahut hai, but jab maine iske past projects dekhe, especially Ambegaon side waale, toh confidence down ho gaya. Possession date bhi 2029-12-01 hai, itna wait aur phir builder ka track record... Bhaisaab, mera budget tight hai aur ye ₹1.4 Cr – ₹1.9 Cr range mein, I need assurance for rental income. Empty units ki baat sunke toh aur darr lag raha hai. Kya fayda itna invest karke agar ROI hi na mile?
