Unibera Mea Apartments, Greater Noida – everyone glorifies investing here, but I'm seeing something else. Iska capital appreciation ka kya scene hai, genuinely? Price range ₹27.45 L to ₹37.00 L seems okay, but kitna upside bacha hai? Aur rental yield, kya lagta hai real numbers kya hain? Log kehte hain acha ROI milta hai, par practically kitna mil jaata hai per month? Honestly, I'm more worried about the resale market. Completed project hai, toh occupancy kaisi hai? Kahin ghost society na ban jaaye jahan exit strategy hi na ho. Kya koi active secondary market hai Unibera Mea ke liye? Change my mind if I'm wrong, but I feel like these numbers are inflated.

Meri friend ne Alpha II mein ek flat liya tha 5 saal pehle, similar budget. Resale mein bohot mushkil ho gayi usko. Buyers ko naye projects chahiye hote hain, ya phir location top-notch ho. Unibera Mea ki location theek hai, but not prime. So I'm with OP on the resale worry
The ghost society fear is real, especially for older projects like this. 2006 ka possession hai, toh abhi occupancy rate kya hai? Aur maintenance ka kya scene hai? Often, older societies struggle with proper maintenance funds if too many units are vacant. Is there a RWA active there? If not, it can be a huge headache for residents.
Maintenance charges generally ₹2.5-3 per sqft ke aas paas hote hain for older societies in Greater Noida, but sometimes they hike it. Aur agar RWA strong nahi hai toh quality bhi compromise ho jaati hai, toh be careful.
Occupancy decent sunke thoda relief mila, but maintenance ka kya scene hai? Old projects mein ye bhi ek big concern hota hai. Roughly kitna lag jaata hai per month for a 2BHK?
Occupancy is actually decent, not a ghost society. I visited a few months back. But the problem is not all units are occupied by owners. Bahut saare investors ke paas hain jo rent pe chadhana chahte hain. Iss area mein, especially around Ajayabpur, rental demand hai, but competition bhi high hai. So, getting a good tenant at a premium rent is tough right now with so many new projects coming up.
Nahi bhai, I heard rentals are pretty decent there, especially if you get a good deal. Log toh achha kama rahe hain, I think the location still holds value.
Totally agree, yaar. Unibera Mea ka capital appreciation ka scene genuinely samajh nahi aata. Old project hai, 2006 ka possession, toh kitna upside milega ab? I'm also worried about the resale; lagta hai paise block ho jayenge.
But what about the actual rental yield? Koi numbers share kar sakta hai kya? Like, kitna rent milta hai for a 2BHK there? Log toh bas 'achha milta hai' bolte hain, exact figure koi nahi batata.
Haan bhai, same thought process. Inflation bahut hai aur upar se old project, samajh nahi aata kaise ROI milega.
