₹72 L mein shayad smallest configuration ka base price milega, without any extra charges ya preferred location. But for a first-time buyer like us, it's still a big amount to risk if delays keep happening.
Pune real estate market abhi thoda tight hai, demand hai but supply chain issues bhi hain. Builders pe pressure hai completion ka, but resources ki kami bhi hai. Phase IV mein 129 units hain, delivery speed par depend karega kitna smoothly jaata hai.

My cousin invested in a project near Sinhagad Road, 2020 mein book kiya tha, abhi tak possession nahi mila hai. 2 saal late hai. Uska pura financial planning bigad gaya aur EMI bhi jaa rahi hai. Yeh Unique Youtopia ka price range ₹72 L – ₹1.3 Cr hai, kaafi bada investment hai, so better be careful about delays. Mera toh dil dahl gaya hai.
I heard Unique Youtopia Phase I and II were delivered mostly on time, ya fir max 3-6 months delay. Phase IV ka toh 2028-12-01 possession date hai, kaafi time hai abhi. I think they are relatively better.
Jaise aapne Akurdi ka pucha, Unique Properties ka Akurdi mein koi major recent project nahi hai jahan se delays ki khabar aayi ho. Unka track record Phase I aur II ke liye theek tha. Lekin RERA number P52100080485 hai, aur official possession 2028-12-01. Still, market conditions dekh ke lagta hai ki thoda buffer rakhna padega. Labour shortage aur material costs, Pune mein toh sab jagah problem hai.
But Akurdi area mein kaafi projects late hue hain recently, wahan inka koi project hai kya jahan se experience share kar sakein?

Totally agree with U1. Unique Properties ka RERA record toh P52100080485 hai. Par past projects mein kitna delay hua, koi bata sakta hai kya? Wohi sabse bada red flag hota hai.
