Unitech Unihomes 2 vs SM Skycon: Which is better?
I'm looking at Unitech Unihomes 2 and SM Skycon Heights in Noida. Both are ready to move, which is great. What do you think about the location of each? Is Unitech's location better connected? SM Skycon seems more affordable, but is the construction quality comparable? Kya kisi ne dono projects mein visit kiya hai? Which one offers better value for money considering amenities and future appreciation? Mujhe advice chahiye. Has anyone invested in either? What's your take?

My cousin bought a flat in Unihomes 2 and he's been living there since 2020. He says the society is fine, not luxury, but decent for the price he paid back then. The connectivity to Greater Noida and parts of Noida via the expressway is good. But he did mention some initial hiccups with water supply and lift maintenance which got sorted eventually. SM Skycon ka mujhe koi direct feedback nahi mila hai. Value for money depends on your specific needs and how much you're willing to overlook initial small issues.
Haan, actual resident ka feedback sabse important hota hai. Initial hiccups toh almost har society mein hote hain. But agar major structural ya legal issues na hon, toh thik hai. What about the security aspect in Unihomes 2? Is it robust? And SM Skycon ka security ka kya scene hai?
That's good to know about actual resident experience! So, the possession was indeed given, even if with some initial issues. That's a relief. What about the appreciation part? Has your cousin seen any significant appreciation in value since 2020, considering the general market trends in Noida?
Don't just look at the upfront cost. Unitech's past issues with project completion for other complexes definitely make me wary about any long-term commitment, like society maintenance fund management or even getting proper documentation cleared. SM Skycon might be a lesser-known name, but sometimes new builders try harder to build a reputation. Noida mein current market conditions are favoring ready-to-move properties, but due diligence is key.
SM Skycon is definitely more affordable. I visited both last month. SM Skycon's construction quality seemed fine, nothing extraordinary but solid. Unihomes 2, being an older project, felt a bit dated in terms of common areas, but the flats themselves were okay. For location, Unihomes 2 is closer to the main Noida Expressway and places like Alpha II, which is a plus for connectivity. But Skycon is closer to places like Ajayabpur, which is developing fast.
Thanks for the on-site feedback! I was wondering about the dated feel. It makes sense if it got possession in 2019. That means 5 years have passed. Maintenance costs can add up if things aren't kept well. And yes, the ₹22 L – ₹60 L range for Unihomes 2 is confusing. It depends a lot on the size and configuration.
I heard Unihomes 2's price range is ₹22 L – ₹60 L. That's a huge range! For that price, you might even find something newer around Alistonia Estate. SM Skycon was quoted to me around ₹30-40L for a 2BHK, which felt more in my budget. Construction quality wise, I'd lean towards newer builders for peace of mind.
That's a good point about Alpha II connectivity. For someone working in Greater Noida, Unihomes 2 might be better. But are the amenities at Unihomes 2 still well-maintained, considering it's been ready for a while? And what about the total units? Unihomes 2 has 447 units, so it's a pretty large society.
Bhai, Unitech ka naam sunke hi darr lagta hai. Unka track record thoda shaky hai, especially with project delays in the past. Unihomes 2 ka possession date waise 2019-12-01 hai, but have you checked if everyone actually got possession on time? Mere ek friend ka experience Unitech ke saath achha nahi raha tha ek dusre project mein. Location wise, Unihomes 2 is decent, but SM Skycon might be a safer bet for construction quality, given Unitech's past issues. Always verify actual possession and build quality on site.
Haan, sahi baat hai. Unitech ka reputation toh ek time pe bahut achha tha but ab thoda down ho gaya hai. But Unihomes 2 is ready to move, so at least delay ka issue nahi hoga, right? My concern is more about maintenance and society management after possession. SM Skycon ka mujhe itna idea nahi, but affordability is a big plus for first-time buyers like us.
Totally agree. Unitech ka naam sunke toh pehle hi caution baj jaati hai. Unihomes 2 ka RERA number UPRERAPRJ11352 hai, but RERA registration doesn't guarantee smooth sailing. Ek baar site visit karke actual residents se baat karo. Kya pata current market conditions mein kya scene hai.
