Unitech Unihomes 2 vs SM Skycon: Which is better?
I'm looking at Unitech Unihomes 2 and SM Skycon Heights in Noida. Both are ready to move, which is great. What do you think about the location of each? Is Unitech's location better connected? SM Skycon seems more affordable, but is the construction quality comparable? Kya kisi ne dono projects mein visit kiya hai? Which one offers better value for money considering amenities and future appreciation? Mujhe advice chahiye. Has anyone invested in either? What's your take?

My cousin bought a flat in Unihomes 2 and he's been living there since 2020. He says the society is fine, not luxury, but decent for the price he paid back then. The connectivity to Greater Noida and parts of Noida via the expressway is good. But he did mention some initial hiccups with water supply and lift maintenance which got sorted eventually. SM Skycon ka mujhe koi direct feedback nahi mila hai. Value for money depends on your specific needs and how much you're willing to overlook initial small issues.

SM Skycon is definitely more affordable. I visited both last month. SM Skycon's construction quality seemed fine, nothing extraordinary but solid. Unihomes 2, being an older project, felt a bit dated in terms of common areas, but the flats themselves were okay. For location, Unihomes 2 is closer to the main Noida Expressway and places like Alpha II, which is a plus for connectivity. But Skycon is closer to places like Ajayabpur, which is developing fast.

Maintenance costs can add up if things aren't kept well. And yes, the ₹22 L – ₹60 L range for Unihomes 2 is confusing. It depends a lot on the size and configuration.

SM Skycon was quoted to me around ₹30-40L for a 2BHK, which felt more in my budget. Construction quality wise, I'd lean towards newer builders for peace of mind.

Unihomes 2 ka possession date waise 2019-12-01 hai, but have you checked if everyone actually got possession on time? Mere ek friend ka experience Unitech ke saath achha nahi raha tha ek dusre project mein. Location wise, Unihomes 2 is decent, but SM Skycon might be a safer bet for construction quality, given Unitech's past issues. Always verify actual possession and build quality on site.
