Under-construction projects always have these surprise costs, it's crazy. I'm finally taking the plunge in Noida Extension, seriously fed up of renting, landlord raised rent again! Looking at a 3BHK in Sector 150, maybe Orris Infrastructure. The listed price, say ₹1.2Cr, seems okay but I'm trying to figure out the *true* all-in cost. Beyond stamp duty and registration, what are the actual hidden charges that pop up just before possession? Like, I've heard about PLC, floor-rise premium, maybe even some unexpected maintenance deposits or utility connection fees. Is there a way to get a full, transparent breakdown upfront, even for a construction-linked plan? Or do builders always hold back some details till the very end? My EMI vs. rent math only works if I know the final figure, you know? What did you all face?
