Unpacking the true Gurgaon property price tag
What's the real all-in cost people are actually paying for a 3BHK on Golf Course Extension Road? I'm looking at a place near Sector 65, and ST. PATRICKS REALITY quoted me ₹2.2 Cr. I know the base price is just the start, but I'm trying to figure out the final amount including stamp duty, registration, PLC, parking, and all those other 'convenience' charges. I work in real estate, so I know builders play games, but buying for myself is different. I'm also weighing construction-linked payment plans versus a bigger down payment. Is it smarter to spread out payments, or does a larger upfront payment give you more negotiation power? I heard some projects along Dwarka Expressway have weird hidden charges at possession. Has anyone faced massive surprises beyond the usual OC and maintenance deposits? What percentage extra should I realistically budget on top of the base price?

Totally agree with the original post! Builders always play these games. My cousin bought a flat near Airport Road (Gurgaon side) last year, and his final cost was almost 25% higher than the base price. PLC, club membership, all add up like crazy.
