Noida mein property lene ka plan hai? 🤔 The UP Cabinet just cleared a hurdle! Apparently, getting building plans approved on exchanged land was a pain. Now, things should move faster. Seedhi baat, less delay means projects launching sooner. This new rule is supposed to cut down on legal issues too. Investors, does this make Noida look even more promising? What do you think?

Let's hope this actually benefits the buyers and not just the builders. Noida needs more transparency and accountability.
Okay, so what's the next step? How do we track the progress of these approvals? Is there a website or portal we can use?
I'm thinking of investing in a commercial property in Noida. Is now a good time, or should I wait?
Overall, this is a step in the right direction. But, we need to see real action on the ground before we celebrate. Abhi toh sirf announcement hai.
Someone should file an RTI to check how many approvals have been expedited after this new rule. That would be the real proof.
This reminds me of the time when the Yamuna Expressway was announced... everyone got hyped, but it took years to become a reality. Let's not get ahead of ourselves.
Totally agree yaar. Builders promise the moon, but deliver nothing. Need to be extra careful.
Exactly! And the government officials are often in cahoots with them. Corruption is rampant.
U4, Bilkul sahi kaha. Buyer beware is the mantra in Noida.
I bought in Sector 137 three years ago. The area is great, but the infrastructure is still lacking. Roads are bad, and there's a lot of construction going on.
Is this only for new projects or does it also apply to existing projects with pending approvals?
We need clarification on this from the authorities. It's not clear at all.
Good question! I think it's mainly for new projects, but hopefully, it will also help with pending approvals for existing ones.
Before you get too excited, check the builder's track record. Some of these guys are notorious for cutting corners. Quality is a big issue.
Possession mila kya kisi ko recent times mein? I'm hearing so many horror stories.
Sector 78 mein average rate kya chal raha hai? Looking to sell my 3BHK.
Sector 78? Depends on the society and the floor. But expect around 6500-7500 per sqft.
U18, Bhai, try listing on Nobroker or Magicbricks. You'll get a better price than going through an agent.
Mera bhi same experience tha 2 years ago with land exchange issues in Sector 143. Took forever to get the approvals. Hopefully, this will prevent others from going through that.
I'm an NRI looking to invest. Does this make Noida a safer bet compared to Gurgaon? Gurgaon property rates are insane right now.
Builder ne phir se date extend kar diya lol. I'm starting to think I'll never get possession. Sector 119 mein fas gaya hoon.
Which builder? Name and shame them! We need to warn others.
U13, Bhai, which project? I'm looking at Sector 119 too.
U13, Check the RERA registration validity. Maybe you can file a complaint for delayed possession.
I'm skeptical. 'Streamlined' doesn't always mean faster. UP mein kuch bhi ho sakta hai. Prove it to me, then I'll believe it. Show me the approvals happening faster.
U3, I agree. Words are cheap. The real test is implementation. RERA bhi toh hai, kitna kaam karta hai?
RERA sirf dikhave ke liye hai bhai. I filed a complaint 2 years ago, still waiting for a resolution.
U5, exactly! RERA is a joke. They favor the builders, not the buyers.
U4, Haan exactly, Noida mein yahi problem hai. Paper pe sab achha lagta hai.
This could be huge for investors. Less legal hassle means more confidence. But, which areas will benefit the most? Any thoughts on Greater Noida West?
Greater Noida West is already saturated, I think. Too much supply. Maybe focus on areas closer to the metro line extension?
U9, Agreed. Metro connectivity is key. Property prices near the new metro stations are already rising.
U8, I think sectors 150-152 will benefit a lot. Good connectivity and relatively newer projects.
Finally kuch toh positive news Noida ke liye! I'm tired of hearing about delayed projects. Hopefully, this will actually speed things up and reduce corruption. Dekhte hain.
Seedhi baat no bakwas! This is good news. But, builders will still find a way to delay. Trust issues are real. Has anyone seen this impact Sector 75 projects yet? That's where I'm looking.
