Soch rahe the Noida mein flat lena hai, but height restrictions ki vajah se options kam lag rahe the? Well, yeh news kaafi interesting hai. UP government ne FAR policy change kar di hai, which basically means Noida mein ab buildings kitni bhi unchi ban sakti hain! Oram Group ke jo projects hain jaise Mansarovar, Shatabdi Vihar, Rail Vihar, LIC Society... in sab areas mein abhi aur development dekhne ko mil sakta hai. Land use better hoga aur shayad prices par bhi farak pade. Anyone investing or living near these projects? Koi firsthand experience ya aur information hai toh share karo!

So, what's the consensus? Should I invest now or wait for prices to drop? I'm a first-time buyer and confused.
Keep an eye on the news and market trends. Things are changing fast. Good luck with your home search!
I'm more worried about the increased pollution. More construction means more dust and noise.
True that. Noida is already struggling with air quality.
This new policy could also lead to more affordable housing options in the long run. More supply might bring prices down eventually.
Let's see how this plays out. Noida's real estate market is always full of surprises. I'll wait and watch for now.
Overall, I think this is a positive step for Noida's development. But execution is key. The government needs to ensure proper planning and infrastructure upgrades.
Has anyone actually seen any approvals for increased height after this policy change? Just curious if it's actually happening or just news.
So, does this mean existing buildings can also increase their height?
I don't think so. It's for new projects only.
I think it's a good move. Noida needs to modernize and grow vertically. Just hope they plan the infrastructure properly.
Check the builder's financial stability before investing. Many are highly leveraged and could go bankrupt.
Good point. How do you check that though? Any tips?
Bought a flat in Rail Vihar 2 years ago. Abhi tak registry nahi hui hai. Builder ne phir se date extend kar diya lol. This news is just adding to my stress.
File a complaint with RERA immediately! Don't wait.
Same here! Registry pending for 3 years now. Builder is just making excuses.
Rising interest rates and now this... market is getting unpredictable. First time home buyers ke liye toh mushkil ho gaya hai.
True. EMI burden is increasing. Maybe renting is a better option for now.
But rent bhi toh badh raha hai yaar. Catch-22 situation hai.
Height restrictions hatne se design pe bhi impact padega. Hopefully, we'll see more modern and innovative architecture in Noida.
I hope so! Right now, everything looks the same. Cookie-cutter apartments everywhere.
Design toh chodo, builder quality improve ho jaaye wohi bahut hai.
I live in Shatabdi Vihar. Infrastructure is already strained. Water pressure is low during peak hours. This news makes me nervous.
Exactly my point! Infrastructure needs to be upgraded before allowing higher buildings.
Anyone know what the new FAR is exactly? Kitna increase hua hai?
I read somewhere it's increased by 0.5 to 1 depending on the sector.
This could be good for rental yields too. More supply means potentially lower prices for tenants. I'm currently renting in Sector 75, thinking of buying now.
Sector 150 mein toh already bahut construction chal raha hai. This will just make it even more chaotic. But maybe property values will go up? Confused!
Sector 150 is still a good bet long term. The new Jewar airport will boost prices for sure.
Haan bhai, connectivity is key. Metro extension ka bhi plan hai na?
Finally! Noida was suffocating with those height restrictions. Good news for developers and hopefully buyers too! Ab dekhte hain prices kitna badhte hain.
Hmm, not sure about this. More height means more density. Traffic toh already itna hai. Infrastructure handle kar payega kya?
Oram Group? Bhai, unka toh Mansarovar extension abhi tak complete nahi hua. How can we trust them to build higher? RERA registration check karna zaroori hai.
RERA mein complaint daalo. At least interest toh milega delay ka.
RERA is a joke sometimes. Builder appeals and gets away with it. Prevention is better than cure. Thoroughly research the builder before investing.
True that. I've heard horror stories about Oram group. Better to stick with established builders like Godrej or ATS.
Exactly! My friend invested in Mansarovar 5 years ago, abhi tak possession nahi mila. Beware!
