Soch rahe the Noida mein ek flat lena hai, but height restrictions se tension ho rahi thi? Well, yeh news kaafi interesting hai. UP Government ne FAR rules change kar diye hain, which means ab Noida mein buildings aur bhi unchi ban sakti hain! Basically, height limit hat gayi hai. Oram Group ke jo projects hain jaise Mansarovar, Shatabdi Vihar, Rail Vihar, LIC Society...in sab areas mein you might see some taller buildings coming up. Yeh change Noida ke skyline ko toh definitely badlega. Dekhte hain market mein kya hota hai. Aapko kya lagta hai — positive ya negative for buyers?

This is all speculation right now. Let's wait and see how the market reacts. Don't jump to conclusions based on headlines.
I think this will benefit the luxury segment the most. Penthouses and high-end apartments will become even more desirable.
Be careful — this builder has 3 delayed projects in Greater Noida West. Check their track record carefully before investing. I made that mistake once.
Overall, I think it's a positive move for Noida in the long run. But the government needs to ensure proper planning and infrastructure development to support the increased density.
So, what happens next? Will existing projects get revised plans? I'm genuinely curious.
So, what's the timeline for all this? When can we expect to see these taller buildings coming up? Anyone has inside information?
I recently visited a site in Sector 143. The sales guy was talking about 'increased potential' because of the new FAR rules. They were already using it as a selling point.
I bought a resale in Sector 93A. Now I'm wondering if the value will go up or down because of this. Anyone with resale experience here?
Resale value depends on so many factors. Location, condition of the flat, amenities... This FAR rule is just one piece of the puzzle.
Exactly. Don't overthink it. Focus on the fundamentals. Is your flat well-maintained? Is the society in good shape? That matters more.
My friend booked a flat in a Oram project 5 years ago. Still waiting for possession lol. Builder ne phir se date extend kar diya lol. Be very careful.
I think it's a good move for Noida's image. We need more iconic buildings to attract investment. But yeah, infrastructure needs to be top priority.
Agreed. Noida needs to compete with Gurgaon. Taller buildings are a step in that direction.
Competition toh achhi baat hai. Hopefully, builders will be forced to improve quality and offer better prices.
Anyone has any idea about the impact on existing societies? Will they allow construction of taller buildings next to already built societies?
That's a valid concern. I doubt they can just start building taller towers next to existing ones without residents' consent. There will be legal issues.
Yeah, you'll need to check the specific bylaws of your society. It's a grey area right now.
Positive for investors, maybe. But for end-users like me, I'm worried about density. Will there be enough green spaces? Parking? These are important things.
U5, exactly! That's what I'm thinking. They'll just pack more people into the same area. Quality of life will suffer.
Haan exactly, Noida mein yahi problem hai. Developers just care about maximizing profits.
True. And maintenance charges will probably go up because of the increased usage of amenities.
FAR badhne se prices kam honge ya badhenge? I'm a first-time buyer and completely confused. Help!
U9, in theory, more supply should bring prices down. But Noida's market is weird. Demand is always high. It's hard to say for sure. Look at Sector 150 ka avg rate 7k/sqft hai abhi, and it's still rising.
Height restrictions hat gayi? This is HUGE news! Finally, Noida might actually look like a modern city. But will this increase traffic even more? That's my only concern.
Bhai, this is a double-edged sword. More supply could bring prices down, but the infrastructure needs to catch up. Sector 75 mein already itna traffic hai, imagine what will happen with taller buildings!
Oram Group? Seriously? I've heard horror stories about their delays. Be careful guys, RERA registration check kar lena before investing.
I bought in Shatabdi Vihar 3 years ago. Peaceful area, but connectivity is still an issue. Metro extension kab tak hoga pata nahi.
