Guys, UP just made a BIG move! The UP government has scrapped the double approval system for land use in Noida and other major cities. Seedhi baat, this means faster approvals for projects! Hopefully, this cuts down delays and makes things smoother for everyone involved in real estate here. Will this finally unclog some of the bottlenecks we've been seeing? Has anyone dealt with land approvals recently or have more insights on how this will play out?

Has anyone seen any official notifications or circulars about this? I want to verify this information.
What's the next step? Should we be contacting our builders or the authorities directly to understand the impact on our projects?
Let's hope this actually benefits the average homebuyer and not just the big developers.
I'm still waiting for my registry to be completed. Will this affect that process?
U3, registry is a different process. This is about land approvals before construction even starts.
U3, I think it should help indirectly. If new projects get approved faster, the pressure on existing projects might reduce, leading to faster registry.
Bottom line: Good news on paper, but let's wait and see how it translates into reality on the ground. Don't get your hopes up too much!
I'm an NRI and this is great news. Makes me more confident about investing in Noida again. But still need to do my due diligence!
Possession mila kya kisi ko Supertech Emerald Court mein? Supreme Court order ke baad bhi kuch nahi hua.
U17, bhai, wo toh bhool jao. No hope there. Supertech is a lost cause.
U17, sadly, you're right. I know someone who invested there years ago and still hasn't received possession.
Mera bhi same experience tha 2 years ago with a different builder. They kept delaying and delaying. Finally, I had to sell at a loss.
This is a welcome change, but the real test will be in its implementation. Bureaucracy is deeply ingrained in the system.
I bought in Sector 150 three years ago, and the appreciation has been minimal. Hopefully, this speeds things up and increases demand. Sector 150 ka avg rate 7k/sqft hai abhi. Anyone seeing better returns elsewhere?
U10, Sector 143B is showing better growth, especially with the new metro line extension coming up. Check that area out.
Faster approvals are great, but what about the environmental impact? Are they just going to bulldoze everything without proper planning?
Exactly! Noida already has enough pollution. We need sustainable development, not just more concrete jungles.
U12, good point. They need to balance development with environmental concerns. Green spaces are disappearing fast.
Anyone know if this applies to group housing projects too? I'm looking to buy in a society, not just individual plots.
Haan yaar, builders are the real problem. Mera flat ka possession is delayed by 2 years already! Sector 75 mein phase 2 ka haal bahut bura hai.
Sector 75? Which project? I'm looking to invest there.
Bhai, avoid Green View Heights. Promise kuch aur, reality kuch aur.
U5, exactly! Green View Heights is a nightmare. Unka RERA registration bhi check karo ek baar.
U5, U7, Thanks for the heads up! I'll steer clear.
This could be good for investment properties near the Jewar airport. Land acquisition was a major bottleneck there.
Finally kuch toh achha hua hai! Double approvals were a pain. Hopefully, this translates to lower prices eventually. But I'm not holding my breath!
I'm skeptical. UP government and efficiency rarely go hand-in-hand. Let's see how this actually plays out on the ground.
Seedhi baat no bakwas, this is good news! But builders will probably just pocket the extra profit instead of passing it on to us buyers. What do you guys think?
U3, you're probably right. Builder lobby is strong in Noida. RERA ka bhi kuch darr nahi hai unko.
