Hey Noida fam, ever feel like you're waiting forever for new projects to *actually* get going? Well, UP RERA just gave the green light to projects worth ₹5,200 crore! That's a lot of homes and shops coming our way, especially with Lodha Group (Macrotech Developers) in the mix. Seedhi baat, this means 7,830 new units in the region, with almost 3,000 in Gautam Buddha Nagar alone. Exciting times ahead! What do you guys think? My advice: visit the site before booking. I didn't, and now I'm regretting it. Promises vs. reality are very different.
So, 7,830 units... how many are residential and how many are commercial? That makes a big difference for investors.
I'm still waiting for my registry to happen. Builder is delaying it for months! RERA mein complaint karna padega shayad.

U12, usually a mix. But 'affordable' in Noida is still pretty expensive compared to other cities.

Bhai, Lodha ka naam sunke toh darr lagta hai. They're huge, but sometimes quality suffers. Koi experience hai kisi ka Lodha projects in other cities?

U2, bhai, price reduction toh door ki baat hai. Demand is still high, especially near the metro. Maybe a slight slowdown, but don't expect miracles.
Yeh RERA approval toh har mahine aata hai. The real question is, ground reality kya hai? Kitne projects actually start construction within 6 months?
I bought a property in Sector 150 three years ago, promised possession in 2022. Abhi tak toh sirf foundation hi bana hai. Builder keeps giving excuses. This RERA approval means nothing to me until I get my keys!
