UP RERA penalises three projects for unregistered sales

Hey Noida folks, are you doing your homework before booking that dream home? UP-RERA just fined Estate 105 and Sobha Rivana in Noida, along with Avikalp Estate in Lucknow, ₹5 lakh EACH. Why? They were selling units *before* registering the projects. Seedhi baat, this is a big no-no. It means buyers could be at risk. Sobha Limited is a big name, but even they aren't above the rules. This kind of thing can mess with approvals, timelines, the whole nine yards. So, is this UP-RERA action good news or bad news for us buyers in Noida?
