Heads up, Noida folks! Thinking of investing in Estate 105 or Sobha Rivana? UP-RERA just slapped both these projects (and Avikalp Estate in Lucknow) with a ₹5 lakh penalty *each* for selling units before getting their RERA registration sorted.
