Upcoming project risk is a real gamble
Spent the whole Sunday checking out options in New Delhi. I'm torn between Sudarshan Apartments, which is ready, and Mrigank 348 31 Netaji Subhas Chandra Bose Road, which is upcoming. Sudarshan ka price ₹1.15 Cr se start ho raha hai, but Mrigank mein maybe better appreciation mil jaye for 5 years, even with construction risk. I know builders ka game, but for my own flat, not sure. Is the ready-to-move premium for Sudarshan worth it, ya upcoming project ka risk lena sahi hai?

It all boils down to your financial situation and risk appetite. If you can comfortably manage rent and EMI for another 2-3 years, and the price difference is substantial, then Mrigank might offer better returns in the long run. But if you're stretched thin, the stress of delays will be immense. Also, new government regulations in Delhi are making builders more accountable, so the risk isn't as high as it used to be a few years back, but it's still there.
But what about the builder for Mrigank? Have you checked their RERA track record? Sometimes new projects from established builders can be a good deal. Sudarshan ka price range ₹1.2 Cr – ₹2.8 Cr hai, toh ₹1.15 Cr is probably for a very small unit. What's the per sq ft for both?
I heard Mrigank is from the 'Shreeji Developers' group. They have a mixed reputation, some projects delivered on time, some had issues. Do a deep dive on their past projects in areas like Ansal Villas or Aram Bagh before committing. And yes, Sudarshan's starting price is usually for the smallest configuration, maybe a 1BHK or compact 2BHK.
Good question! Usually, the price difference between ready and under-construction can be 15-20%. If Mrigank's builder has a clean record, and the price is significantly lower, it might be worth considering. But that's a big 'if'.
Honestly, for a first-time buyer like us, ready-to-move is the way to go. The mental peace of knowing your home is there, no hidden construction costs, no date extensions. Sudarshan Apartments sounds like a safer bet. The extra premium is for certainty.
Bilkul sahi keh rahe ho! I'm also looking for my first home, and every builder story makes me anxious. The market is already so unpredictable right now, better to avoid more risks.
Bhai, upcoming project ka risk mat lo. Mera ek friend phasa hai Anand Vihar mein, 3 saal ho gaye, abhi tak possession nahi mila. Builder bas dates pe date de raha hai. Sudarshan agar ready hai toh usko hi priority do. Sirf appreciation ke chakkar mein mat padho.
Haan yaar, this is the biggest fear. ₹1.15 Cr for Sudarshan is a good starting point for a ready property in Delhi. Construction delays can literally drain your savings, especially if you're paying EMI and rent both.
Exactly! My cousin booked in Alaknanda, same story. Builder ne pura budget hila diya rent dete dete. Ready-to-move ka peace of mind priceless hai.
