Maintenance costs are a trap, seriously. I bought a flat near Sinhagad Road a few years back. They promised ₹2 per sqft for maintenance for the first year. After a year, it shot up to ₹4.5 per sqft, citing increasing utility costs and security wages. Aur jo amenities the, unka use bhi utna nahi hota jitna socha tha. The gym equipment is old now, and the swimming pool is often closed for 'maintenance'. So, always factor in at least 50% more than their quoted maintenance for the long term. Don't fall for the initial low figures.

U6 and U7 are absolutely right. Delays are the biggest headache. Ek toh loan ki EMI shuru ho jaati hai, upar se rent bhi dena padta hai. Is builder ka track record kaisa hai delays ke mamle mein? Kisi ko pata hai kya?
Haan bhai, delays toh common hain. Ek friend ne Akurdi mein book kiya tha, 2 saal late ho gaya project. Builder ne phir se date extend kar diya lol.

Tab tak kitne hidden costs aur add ho jayenge, koi nahi bata sakta. Amenities ke naam pe bas fancy pictures dikha dete hain, actual mein kitna functional hoga, woh toh time hi batayega. Best to talk to people who've bought from this builder before.
U2 bilkul sahi keh rahe ho. Mera bhi Ambegaon Budruk mein experience kuch aisa hi tha. Initially low figures dikhate hain, fir possession ke baad pata chalta hai ki bill double hai. Amenities bhi shuru mein achhi lagti hain, but upkeep ka kharcha bahut aata hai. Be careful.
