My wife's priority is a safe neighborhood for the kids, but I'm torn between upcoming and ongoing projects. Everyone glorifies under-construction deals, but the ghost society risk with projects like Sri Nanjundeshwara Residency worries me. Goyal Orchid Bloomsberry feels safer. Builder ka track record bhi toh dekho. Change my mind.

I was also looking at Sri Nanjundeshwara Residency because of the price range (₹1.2 Cr – ₹1.8 Cr) for the location. But the 2027-12-01 possession date is so far off! Plus, Bengaluru market mein delays are super common, especially post-COVID. My colleague's project in Agrahara Layout got delayed by 2 years. How do you even plan your finances and rentals for such a long wait?
Planning for such delays is impossible, honestly. Best to factor in at least a year's buffer for rent and EMI overlap. Or, like you said, look for projects with possession within 1-2
Exactly! 2027 is a lifetime away for a first-time buyer. Interest rates upar neeche hote rehte hain, aur rents ka kya? It feels like a never-ending cycle.
Sri Nanjundeshwara Residency ka RERA number PRM/KA/RERA/1251/310/PR/220125/007410 toh hai, but 16 units only? That's really small for an apartment complex. Kya pata funding issue ho jaye aur project slow ho jaaye? My friend almost got stuck in an upcoming project near Aavalahalli with similar unit count. How do we verify their financial stability?
Financial stability check is tough for us common people. We usually rely on bank approvals for home loans; if major banks are funding, it gives some confidence. But still, small projects are a gamble. My cousin had issues with a small project in Akshayanagar, despite bank tie-ups. Maybe check their past projects' completion history?
16 units is super tiny! High risk for sure.
That's my biggest fear! Small builders often struggle with cash flow. RERA number is just a registration, not a guarantee for completion. It's a starting point, but due diligence is key.
Sahi kaha, bhai. Upcoming projects mein savings hoti hai, but anxiety bhi double hoti hai. Goyal Orchid ka naam suna hai, they generally deliver.
Reputation matters the most! Especially for a first home.
Haan, Goyal Orchid ke projects Adigara Kallahalli mein bhi dekhe hain, kaafi clean reputation hai. That peace of mind is worth a little extra.
Yaar, ghost society ka darr toh genuine hai. Builder track record is everything.
