Upcoming projects in Noida are usually just glossy brochures. We're considering Green Bay The Monarque for a 3BHK, budget around ₹2.8 Cr. My wife's priority is a safe society and good schools nearby for our kids. Brochure mein amenities sab achhi dikhti hain, par actual livability kaisi hai? Like, noise levels, daily convenience? Aur society ka community vibe kaisa hai, friendly ya isolated? Koi hai jo wahan ke neighbourhood se familiar ho ya site visit kiya ho? Thoda real input chahiye.

Green Bay The Monarque mein 314 units hain, that's a decent size. But 2.8 Cr for an upcoming project with a 2029 possession date feels a bit risky given the current market. Noida mein competition bohot hai, aur delays toh standard ban gaye hain. Have you looked at any resale options nearby, maybe in Alistonia Estate?

Haan yaar, Noida mein projects ka yahi haal hai. Mera ek dost Alpha I Greater Noida mein fasa hua hai, 2020 ka project ab tak deliver nahi hua. Builder bas date pe date de raha hai. Green Bay Monarque ka price range toh theek lag raha hai (₹2.4 Cr – ₹3.5 Cr), par possession date pe bohot dhyaan dena. Brochure mein jo dikhta hai, woh milta nahi hai aksar.
Not all projects are bad. My cousin booked in Ajayabpur, got possession almost on time. It depends on the builder's track record. Green Bay ka builder ka reputation kaisa hai, yeh check karna important hai.
Green Bay ka RERA number toh hai - UPRERAPRJ710489/10/2025. But that possession date of 2029-09-18 is a red flag for me. Almost 5 years away from now? Builders often delay.
Sahi baat hai! Mera bhi same experience hai ek builder ke saath Alpha-II Commercial Belt mein. Trust issues ho gaye hain.

Green Bay Monarque suna hai. 2.8 Cr is a good budget. But have you checked their RERA status? Possession date 2029-09-18 seems quite far for an 'upcoming' project. Long wait, no?
