Been looking for 8 months now, Swaraa seems good budget-wise. My main concern: upcoming project amenities and neighborhood quality. How to really check if they're genuinely useful daily, not just brochure stuff? Any tips for first-time buyers?

Yaar, it's a tough call for first-timers. Swaraa's price range is attractive, ₹37 L – ₹46 L, but the 'Not Applicable' RERA and 'UPCOMING' status are major red flags. You're basically funding the builder. If you can wait, maybe look for ready-to-move or nearing possession projects, even if they are slightly more expensive. The peace of mind is worth it. U7, U8 ne bataya na, ₹37 L – ₹46 L. For an upcoming project with no RERA, that's a bit steep considering the risks involved in today's market conditions, especially with interest rates.
U4, Swaraa ka RERA number toh Not Applicable hai as per Propmyna. Price range ₹37 L – ₹46 L hai. For an upcoming project without RERA, that's a big red flag for me.
Totally agree with jo U3 ne bola! Brochure aur reality mein zameen-aasman ka farak hota hai. I almost fell for a project near Aavalahalli last year, they showed a huge clubhouse and pool. Later found out the land for it was disputed. Always verify everything on ground, not just what the sales guy says.

My friend booked in Agrahara Layout, upcoming project, aur possession ke time half the amenities were missing ya substandard. They promise the moon, but deliver dust. How will you even check the 'neighborhood quality' for an empty plot? It's all speculation.
U3 is spot on. My cousin booked a flat in Akshayanagar, possession date was 2024. Now they've pushed it to 2025, and half the amenities like the gym and community hall are still just foundations. Brochure mein toh Olympic-size pool dikhaya tha! For upcoming projects, you're buying on faith, which is risky for a first-time buyer like us.

U11 ki baat sahi hai. Aur site visit sirf ek baar nahi, 2-3 baar karo. Aur construction progress bhi dekho. Photos toh kuch bhi dikha sakte hain.
U1, amenities ka toh baad mein pata chalega, but neighborhood quality ke liye, visit the area at different times of the day. Subah, shaam, raat mein. See the traffic, security, local shops. Ek project dekha tha Adigara Kallahalli mein, din mein theek tha, raat mein bilkul sunsaan.
