Been tracking Gurgaon property for months from Dubai. JMS Majestic Floors is upcoming, Suncity Vatsal Valley is ready. Not sure if JMS's under-construction risk is worth it, ya fir Suncity ka ready-to-move better hai for an NRI? Builder ka track record kya hai? Rental potential kismein zyada milega?

JMS Majestic Floors ka RERA number GGM/975/707/2025/78 hai, aur possession date June 2028 dikha raha hai. Bhai, 2028? Itna wait? Price range bhi ₹2.0 Cr – ₹2.1 Cr hai for 76 units. Suncity ka ready-to-move is a clear winner on the possession front, no doubt.

That RERA date for JMS is a red flag for sure. My cousin booked a flat in Basai, RERA date was 2025, abhi tak foundation bhi nahi bani. Builders often put optimistic RERA dates which then get extended. Be very careful with under-construction projects, especially in the current market.

Yaar, under-construction mein toh hamesha risk rehta hai. Mera ek friend Baharampur Naya mein phasa hua hai, builder ne possession date do baar extend kar di. NRI ho toh aur bhi mushkil manage karna.

Rental potential definitely Suncity mein zyada hoga abhi. Ready hai toh immediate tenants mil sakte hain. Under-construction mein toh koi income nahi, sirf EMI aur wait.
