Upgrade confusion: 2BHK to 3BHK in Greater Noida

Is the jump from a 2BHK to a 3BHK or villa in Greater Noida truly worth the extra EMI? I'm currently in a 2BHK in Knowledge Park 1, thinking of upgrading. Dekh raha hoon 3BHKs in Sector 150, ya Noida Extension. Prices toh ₹80L-₹1.5Cr tak ja rahe hain. Already have a home loan, so EMI increase is a big concern. Does a 3BHK give significantly better appreciation ya rental yield? What's your take on Godrej Properties or ATS projects here?

₹1.5 Cr for a 3BHK in Noida Extension? Bahut zyada nahi lag raha? Isse better toh Delhi mein kuch dekh lo.

Bhai, exactly same confusion chal rahi hai mere mind mein! I'm also in a 2BHK in Alpha I Greater Noida, thinking of jumping to a 3BHK. EMI ka darr toh lagta hi hai. Lagta hai sabka yahi haal hai.
