Upgrade dilemma: Direct builder negotiation worth it?
Negotiating directly with smaller developers for a 3BHK in Delhi can save you lakhs, trust me. I'm currently in a 2BHK near Dwarka, already have a home loan, and thinking of upgrading to a bigger 3BHK or maybe a compact villa within Delhi. I've noticed many people just go through brokers or big names. But yaar, for a 3BHK upgrade in areas like Vasant Kunj or even some parts of Saket, approaching builders directly, especially the mid-sized ones, sometimes gets you better PLC or even a direct discount. Circle rates badh rahe hain, toh ye negotiation aur important ho jaata hai. Is this approach worth the extra effort for the 'Delhi' corridor, given the price jump? Or am I missing something, aur premium justified hai? Which sectors still offer decent value for a 3BHK upgrade without totally breaking the bank? Hope this helps someone looking to save some money.
