Upgrade dilemma: Flat or plot in Delhi?

Nawada Extension – been researching this area for 6 months now for my next move. I'm currently in a 2BHK here, looking to upgrade. My budget is around ₹3.5 Cr, and I'm seriously torn between two options for a 3BHK. Should I go for a spacious 3BHK flat in an established area like Vasant Kunj or Saket, maybe from DLF or Godrej Properties? Or is it smarter to invest in a small plot, perhaps benefiting from UER-II connectivity or Metro Phase IV expansion, for better long-term capital appreciation? Honestly not sure if the flat premium is justified anymore. What does the community think about flat vs plot ROI in New Delhi these days?
