Upgrade dilemma: Is Millennium Spire Central worth it?

Since January I've been shortlisting flats. I'm in a 2BHK in Sector 48, planning to upgrade. Millennium Spire Central is on my radar. For ₹38.70L - ₹47.70L, I'm wondering about the carpet area efficiency. What's the *real* total cost after stamp duty, interiors, and all? Also, what's its rental potential? My current EMI is manageable, but this is a big jump. Is the premium justified for a completed project?
