Controversial opinion: luxury flats are overpriced. I'm in Sector 102 currently, thinking of upgrading. Is the price jump to a 3BHK or Selectra villa really worth it? Already have a home loan. What's your take? Is rental yield even achievable? Change my mind!

I’d say stick to what you have. The market is crazy right now. Too much risk involved in upgrading, especially with the current economic climate. Save the money, invest elsewhere.
Anyone have experience with the ATS projects in Sector 104? Are they any good? Thinking of investing there.
ATS is generally reliable, but still do your due diligence. Check for any pending litigation or RERA complaints.

Ultimately, it depends on your financial situation and your lifestyle. If you can comfortably afford it, and you value the extra space and amenities, then go for it. But if you're stretching yourself thin, it's probably not worth the stress.
Luxury flats are overpriced for sure. But consider the amenities. Swimming pool, gym, clubhouse...are those things important to you? If not, then it's probably not worth it.
What's your current home loan interest rate? And what's the loan amount you're looking at for the upgrade? Run the numbers carefully before making a decision.
Don't forget about property tax! It's gonna be higher for a larger property. Another hidden cost to consider.
One thing I learned: visit the site multiple times, at different times of day. See what the traffic is like, what the noise levels are. Don't just rely on the brochure.
I bought a resale 3BHK in Sector 93A. Much better value for money than buying new, especially with the delays these days. Possession mila kya, that's the biggest question!
Someone mentioned Sector 150. Avg rate is around 7k/sqft right now. But be careful — some projects are still under construction and facing delays. Check the RERA website diligently.
Mera bhi same experience tha 2 years ago. I was tempted by the 'luxury' tag, but then I did my research and realized it was just marketing hype. Stick to what you have, unless you REALLY need the extra space.
The new metro line extension might impact prices in the long run. But right now, I think the market is overvalued. Wait and watch, maybe?

I upgraded from a 2BHK in Sector 75 to a 3BHK in Sector 150 last year. Honestly, sometimes I regret it. The space is nice, but the EMI is killing me. Rental yield is almost non-existent. I’m barely breaking even.
Which project in Sector 150 did you buy in?
Haan exactly, Noida mein yahi problem hai. Builders promise the moon, but deliver nothing.
Think about the hidden costs too. Registry, stamp duty, interiors...it all adds up! Is your salary increasing enough to justify the extra expenses?

Don't just look at the carpet area. Check the super area too. Builders are masters of deception. They'll quote a low price per sq ft, but the super area is inflated.
Totally agree! Sector 102 is decent, but those 'luxury' flats in 150 and beyond are charging an arm and a leg. Rental yield toh bhool hi jao. Who's gonna pay 50k rent when they can buy a resale for that EMI?
I think it depends on your priorities. If you're looking for appreciation, maybe. But for rental income, definitely not worth it right now. Plus, the maintenance charges in those places are insane!
Are you talking about Selectra Amrapali? Because their possession is still a mess. RERA registration number check karo before you even think about it. Bhai, this builder ka track record bahut poor hai.
Sector 102 is good enough, honestly. Upgrade karne ka kya faida if you're just gonna be house-poor? I'd rather invest that money elsewhere.
