Currently in a 2BHK in Sector 75. Thinking of upgrading to a 3BHK. Heard a lot about hidden charges from different builders, especially at the time of possession. PLC and other charges are insane. Anyone else faced this issue? Is it worth paying the premium?

Sector 150 ka avg rate 7k/sqft hai abhi. Is that what you're seeing for the 3BHK? Maybe it's just the area becoming more premium?

Good point! Floor rise charges bhi hote hain. Every floor up costs more.
Don't even get me started! I'm in Sector 120 and the 'development charges' they slapped on me were insane. I fought them, but couldn't get much relief.

PLC toh standard hai, but IFMS and club membership are negotiable. Try to bargain hard.
Negotiable? Bhai, they act like they're doing you a favor even selling you the flat! Hard to negotiate anything these days.
Mera bhi same experience tha 2 years ago in Sector 150. Ended up paying almost 10% more than the initially quoted price. It's a scam!
Totally agree yaar! These builders in Noida are masters of hidden charges. Mera toh sir ghuma diya tha at the time of possession. PLC, IFMS, club membership... the list never ends!

He's right. Reputation is key. Some builders are notorious. Check their RERA registration number before you even think about it.
@U3 Good point. Sector 75 has a lot of projects with varying quality. Amrapali was a disaster there, remember?
