Upgrade timing: Is the price jump worth it now?

Property prices in Sector 137 have jumped almost 10% last year. I'm in a 2BHK here and thinking of upgrading to a 3BHK, maybe in Noida Extension, or even a small villa. With Jewar Airport infra progress, is this the right time to sell and buy bigger? Meri existing EMI bhi chal rahi hai, so not sure if the price jump is worth it now.
