Upgrade to Sector 18? Am I being delusional?

Currently in a 2BHK, thinking of upgrading near Sector 18. Everyone glorifies it, but nobody talks about the traffic. Is it *really* worth the price jump for a 3BHK or villa? Plus, heard waterlogging is a big problem during monsoon. Change my mind. Is the investment potential even good?
