Upgrading 2BHK: Is the 3BHK premium justified?

Indirapuram — I'm currently in a 2BHK here, thinking of upgrading to a 3BHK or small villa. Already have a home loan; the EMI jump needs to make sense. Looking at Vaishali or Crossings Republik. Is the price difference for a 3BHK from builders like ATS or Gaurs really justified? It's a huge premium. Is the Delhi-Meerut Expressway's impact fully priced in already? What about 3BHK rental yields vs my current 2BHK? Not sure if that extra space is worth the crore-plus investment.
