What's the real scene with maintenance charges and amenity usage in Noida Extension projects? I'm looking to upgrade from my 2BHK to a 3BHK or villa, maybe like Gaurs 6th Avenue, and trying to figure out if the premium for fancy clubhouses and green areas actually translates to better rental yield or resale. Bahut builders promise world-class facilities, but kya woh maintain hote hain? Aur maintenance charges, are they justified ya bas loot hai? Does a good clubhouse really attract better tenants, or is it mostly unused after a year? Curious about your experiences, especially for investment.

Dekho, premium amenities ka fayda toh hota hai. Agar society mein achha clubhouse, sports facilities hain, toh family waale tenants prefer karte hain. Especially agar kids hain toh unko play area, swimming pool chahiye hota hai. Resale mein bhi thoda edge milta hai, but only if they are actually well-maintained. Otherwise, it's just a drain.
But does it really translate to a *significantly* higher rental yield? Like, kitna extra mil jaata hai per month just for a good clubhouse?
Bhai, amenities ka chakkar toh sabse pehle dikhta hai, par baad mein bas headache hi reh jaata hai. Mere ek dost ne Noida mein ek project mein liya tha, shuru mein sab chamchamata tha. Ab 2 saal baad, pool ka paani ganda hai, gym ke machines kharab, aur charges waise ke waise hi high. Gaurs 6th Avenue mein bhi yehi scene na ho jaaye.
Gaurs 6th Avenue toh kaafi purana project hai na? Is it even completed yet? I thought the possession date was way back.

Ab toh bas shaadiyon aur chote-mote events ke liye use hota hai, aur maintenance charges uske liye bhi hum sab dete hain. It feels like a big burden after some time.
