posted on 7 MayUpgrading for amenities, feeling ripped off
The 'premium amenities' builders promise are such a joke, especially after possession. I moved into MMR The Orabella a few months back, upgrading from my 2BHK in Sector 1. My budget was around ₹70L. Honestly, the club house and gym are rarely fully functional, and the pool is often just... dirty. They showed us such a grand brochure, yaar. I'm paying a bomb in maintenance charges for services that just aren't there. It feels like a total rip-off. Is anyone else living in Orabella facing this? What can we even do? I'm thinking of a bigger 3BHK now but this experience makes me question if the price jump for 'better' amenities is ever worth it in Noida Extension. Should I just stick to my current 2BHK?

It's a tough call. Upgrading for amenities is a gamble. While MMR The Orabella's situation is disappointing, not all projects are like this. Some established builders do maintain their amenities well. Maybe look at projects with a good track record, even if they are slightly older or in slightly less 'prime' locations like Alpha I Greater Noida. The price jump for a 3BHK needs to be justified by actual value, not just brochure promises. Don't rush into another purchase based on emotions.
Good point about track record. I think waiting might be good, especially if you're not desperate. The market is a bit volatile. Maybe consider resale flats in established societies in Alpha II, where you can see the amenities yourself before buying, rather than pre-launch promises. You might get a better deal and actual amenities.
But what about the current market in Noida Extension? Are prices still increasing for 3BHKs, or should we wait? I'm worried about missing out if I delay.
I faced a similar situation with a project near Ajayabpur. They promised a huge swimming pool and clubhouse, but after possession, it was like a small pond and a dusty hall. We paid extra for 'premium' but got nothing. It's so frustrating to see your hard-earned money go waste on these hollow promises.
Hmm, 70L for a 2BHK and then these issues? That's quite steep for Noida Extension, especially for a project delivered in 2020. Did you check the RERA complaints section for MMR The Orabella before buying? Sometimes that gives a clearer picture of builder's post-possession commitment.
Sahi baat hai. RERA complaints are key. Current market mein toh builders promises aur bhi bade ho gaye hain, but delivery is still a mess. It's a buyer beware situation.
Yes, exactly! UPRERAPRJ7156 ke complaints dekhe the, but they were mostly about possession delays back then. Ab amenities ka issue naya lag raha hai. The price range for Orabella was ₹38L-₹83L, so 70L sounds like a premium unit. It's a shame they don't deliver what they promise in brochures.
Bhai, you're not alone. This is a common tactic. MMR The Orabella ka RERA UPRERAPRJ7156 toh sabko pata hai, possession date was 2020-12-01. It's been over 3 years, and still issues? This is why I'm so hesitant to book anything in Noida Extension without seeing it fully functional. My cousin was considering buying a 2BHK there, good thing I warned him. They promise the world but deliver a village.
Totally relate! Builders show one thing, deliver another. My friend in Alpha II also faced similar issues with their gym. Maintenance is just a black hole, aur upar se services bhi nahi milti. Bahut common problem hai yaar.
