Okay, I'll say what no one says: Gurugram mein bade builders jaise Godrej ya Emaar ki quality bas naam ki hai. Amenities brochure mein hain, par kids ke liye real society kaisi hai? Change my mind.

U9, it's a tough call. My advice would be to maybe check ready-to-move options, even if they are slightly older. At least you see what you get, and the amenities are already there. The premium for 'under construction' is rarely worth the headache and uncertainty these days.

My personal story is even worse. We got possession in an Emaar project in Baharampur Naya. The promised green spaces for kids are just barren patches, nothing like the lush gardens they showed. And the clubhouse, which was a huge selling point for our family for activities, is still under construction after 2 years post-possession. My kids have nowhere decent to play safely within the society without us constantly worrying. This isn't just about amenities, it's about the entire lifestyle they sell you but never deliver.
U5, that sounds terrible! Did you try complaining to RERA or the builder directly? What was their response regarding the delays and incomplete amenities? Any legal recourse you're exploring?
Hold on, are we generalizing too much? Godrej and Emaar are big names for a reason, unka track record toh generally acha hi hai. Maybe specific projects mein issues honge, but unka overall reputation toh maintain karte hain? Ya main galat hoon?
U3, I wish that were true. My cousin booked in a Godrej project in Sector 85, and the delays are insane. RERA filing mein completion date kuch aur thi, ab extend pe extend kar rahe hain. Amenities bhi half-baked hain, kids' safety ke liye bhi proper security nahi hai. Naam bade, darshan chote, this holds true for many of them now. They just ride on their past glory.
Totally agree! My experience with a 'premium' builder near Airport Road (Gurgaon side) was similar. Brochure showed a full-fledged sports complex, but after possession, it's just a half-finished ground. Kids ke liye toh play area bhi bas naam ka hai, just a few swings. It's all about branding and marketing hype, not actual delivery on the ground. Family ke liye soch rahe hain, but it feels like a gamble with these big names.
Haan bhai, same experience. Pictures kuch aur dikhate hain, reality kuch aur. So frustrating when you're spending your life's savings!
