posted on 6 MayUpgrading for family: is Vatsal Valley the right move?
Suncity Vatsal Valley Independent Floors keeps coming up as an option for us. We're a family of four, need to upgrade, and my wife's priority is a safe neighborhood with good schools nearby for the kids. Is it genuinely good to live in daily, or just looks good on paper? What's the community vibe like there? Is it friendly for families, or more isolated? Also, thinking long term, how's the resale value holding up for these independent floors? I'm trying to ensure it's not just a good home now, but also a smart move for the future. Any real experiences would be super helpful.

It's a tough call. On one hand, the location has potential for families due to schools and developing infrastructure. On the other hand, the conflicting information about 'completed' vs. 2026 possession and '0 units' is a huge red flag for any first-time buyer. Builders often do this to attract attention. I'd say, visit the site, talk to existing residents (if any), and get clarity from the builder directly, but be very skeptical. What did you finally decide, OP?
This is exactly why Gurugram real estate market is so confusing right now. Har dusra project aise hi discrepancies ke saath aata hai. First-time buyers ka toh dimaag kharab ho jata hai.
U3, मैंने RERA वेबसाइट पर चेक किया है। RERA number GGM/660/392/2023/04 DATED 12.01.2023 बिल्कुल valid है for 'Suncity Vatsal Valley Independent Floors'. But the status on RERA is 'Under Construction' and the revised completion date is indeed 2026. So the 'COMPLETED' tag on other portals is misleading. This kind of discrepancy definitely impacts resale value and trust. Jo project already delayed dikha raha hai, uski long-term value pe doubt aata hai.
Price range ₹77 L – ₹1.2 Cr for independent floors seems okay initially, but for a project that's 'completed' but gives possession in 2026, it's a bit high, no? Plus, if there are 0 units, what are they selling? It smells fishy. Long-term resale value ke liye toh market sentiment aur builder ka track record bahut important hota hai. With these red flags, I'd be very cautious about future appreciation.
Dekho, general area wise, Vatsal Valley Airport Road (Gurgaon side) ke paas hai. Schools ke liye toh wahan kafi options hain, like DPS, Amity. Safety bhi theek hai, as it's a developing area with a lot of new projects. Community vibe ki baat karein toh, abhi mostly construction chal rahi hai, toh proper community banne mein time lagega. Lekin future ke liye potential hai, especially agar aapko thoda peaceful side rehna hai Badshahpur ke paas.
Haan, U5 sahi keh raha hai. Mera cousin Baharampur Naya ke paas ek project mein liya tha, construction delays aur phir paani ki problem ne bahut pareshaan kiya. Independent floors hain toh amenities ka bhi dekhna padta hai. Resale value toh tab hogi na jab project time pe complete ho aur log move in karein. Is '0 units' aur 2026 possession wali baat pe dhyan do, OP.
U4, you're right about the schools and safety. But traffic can be a nightmare during peak hours near the main road. Also, water supply issues have been reported in some parts around Baliawas. Just something to keep in mind.
Bhai, Suncity Vatsal Valley ka naam toh sunne mein achha lagta hai, but ek baat samajh nahi aa rahi. Project status 'COMPLETED' dikha raha hai, lekin possession date 2026-03-08 hai? Aur 'Total units: 0' bhi likha hai. Yeh kya scam hai? Mera toh dimaag ghoom gaya yeh dekh ke. Kaise trust karein builders pe jab basic info hi mismatched ho?
Exactly! U1, U2, same confusion here. Inka RERA number GGM/660/392/2023/04 DATED 12.01.2023 hai, but iska status kya hai RERA website pe? Kisi ne check kiya hai kya?
Totally agree, U1! Yeh 'completed' aur 2026 possession wala scene toh bahut common ho gaya hai. Builders sirf paper pe cheezein achhi dikhate hain.
