posted on 18 MayUpgrading for family: Sohna's floor premium dilemma
Honestly, I'm finding this property hunt in Sohna way more complex than I thought. We're eyeing a 3BHK around Sector 103 for the kids' school. Builders like Swaraj Homes are quoting huge floor-rise premiums. My wife really wants a higher floor for light, but is that extra cost worth it? Does it even affect resale value later? Also, when I try to negotiate, they just say 'no price drop policy'. Is there any real chance of getting a spot discount, ya bas bolne ki baat hai?

Haha, 'no price drop policy' is builder code for 'we know
Honestly, higher floors are overrated for the premium they charge. Instead of burning extra lakhs on floor rise, maybe look at a well-ventilated lower floor unit or consider projects a bit further out from Sector 103, like towards Badshahpur, where prices might be slightly better without such steep premiums. You might get a bigger carpet area for the same budget.
U5, it varies a lot, but typically it's between 2-5% of the base price for every floor. Some builders even quote a fixed amount per sqft per floor, like U3 mentioned. For a 3BHK, it can easily add 3-10 lakhs depending on the builder and exact location.
U4, that's a good point. What kind of premium percentage are we talking about usually? Is it fixed or does it vary a lot?
Bhai, exactly my situation! I'm also looking in Sohna, around Baharampur Naya, and the floor premium is just insane. For a decent view or proper sunlight, they're asking almost 5-7 lakhs extra for a 3BHK on a higher floor. My wife also wants the light, but it feels like a rip-off when the base price itself is already stretching our budget. And the negotiation part? Forget it. They just show you the door, saying 'company policy'. It's so frustrating trying to find a good balance between what we need and what these builders are demanding.
U2, I agree to some extent. I booked a flat in Sector 103 last year, not Swaraj Homes, but another builder nearby. They quoted 50 rupees per sqft extra for every floor above the 2nd. For my 1500 sqft apartment, that was a huge jump! I tried negotiating for months, even went through brokers, but no luck with any spot discount. The market in Gurugram is still hot enough that builders don't feel the pressure to drop prices, especially for good inventory.
Sahi keh rahe ho. I feel like this 'floor premium' is just another way for builders to milk more money. Does it really add that much to resale value later? I doubt it. Most buyers will just look at the carpet area and location, not whether it's on the 5th or 10th floor.
