Visited a couple of projects on the Premium Builders corridor last Saturday, checking 2BHK options. My wife and I need something safe for our kids, school proximity matters. Budget is around ₹1.2 Cr. Kaunsa project best value dega for a small family? Not sure if 2BHKs there are practical, ya phir we stretch for a 3BHK elsewhere?

Honestly, 1.2 Cr for a 2BHK on the 'Premium Builders corridor' might be pushing it if you want good size and amenities, especially with school proximity as a priority. Most established builders there will quote higher. Maybe look slightly further out, like towards Baliawas, or consider resale properties? You might get a 3BHK in a slightly older but well-maintained society for that budget. It's all about balancing location, size, and builder reputation. Don't rush into anything.
That's a valid point about Pegasus Developers. Are there any specific projects on that corridor that you guys found promising for a 2BHK within the 1.2 Cr budget? Any RERA registered ones with good reviews?
It's a tough call between 2BHK and 3BHK. I was in the same boat last year. My budget was also around 1.1 Cr, and I was looking near Baharampur Naya. For 2BHKs, you get decent space but then kids grow, and you need a guest room or study. For 3BHKs, the prices jump significantly, especially in prime Gurgaon. The current market is also super competitive, prices are holding strong despite high interest rates. I ended up postponing my decision, still confused.
Totally relate! The jump from 2BHK to 3BHK is massive budget-wise. It feels like a trap.
Hey, careful with those 'Premium Builders corridor' projects. I've heard some new names popping up there. Just a heads up, if you came across anything by 'Pegasus Developers Private Limited' – please do your research thoroughly. My agent told me they literally have 0 completed projects till date. It's a huge red flag for first-time buyers like us. Don't fall for flashy brochures without checking their RERA status and past deliveries.
Zero projects? That's scary! Thanks for the warning.
Bhai, exactly my situation! Gurgaon mein 1.2 Cr mein 2BHK dhoondhna for a family is tough. School proximity is non-negotiable for us too. I saw a few in the Airport Road side, but the sizes felt a bit cramped for future. Is it really worth stretching for a 3BHK, ya 2BHK mein kaam chal jaayega?
Same pinch! 2BHK toh bohot chote lagte hain ab. Kids grow up fast.
