Okay I'll be honest — I completely underestimated how confusing this process is. Looking at 3BHKs in Noida, budget around 1.5Cr. My wife's priority is a safe society near a good school. Heard mixed reviews about actual carpet area vs. advertised super area. Anyone have experience with ATS vs Godrej? Also, what hidden charges cropped up at possession? Not sure if it's worth paying extra for a 'premium' builder if they all do the same thing. Honestly not sure what to do. Any tips?

Hidden charges at possession are a pain. Stamp duty, registration charges, maintenance deposit, club membership fees... it never ends! Negotiate hard beforehand and get everything in writing.
