Upgrading from 2BHK: Dwarka Exp. premium justified?

Visited Sector 88A last weekend, seeing a few projects like those by Signature Global. I'm currently in a 2BHK in Sector 65, thinking of upgrading to a 3BHK or maybe a villa. With Dwarka Expressway almost done, prices there seem to have jumped quite a bit. Is the premium along the expressway still justified, or has most of the appreciation already happened? Not sure if it's too late for a good ROI there. What do you all think about investing in areas near the expressway now? Already have a home loan, so gotta be smart.
