Upgrading from 2BHK: Gurugram's real value hunt

Everyone glorifies Golf Course Extension but nobody talks about where real value is left in Gurugram. I'm currently in a 2BHK near Cyber City, thinking of upgrading to a 3BHK ya villa, budget around 3-4 Cr. But yaar, prices everywhere are just sky-high. Is price correction even a thing anymore, especially around Dwarka Expressway ya Airport Road like Whiteland projects? I heard secondary market mein negotiation better hoti hai than with builders directly. Kitna realistic hai builder se discount expect karna on a new project? Log bolte hain 5-10% toh ho hi jaata hai. Meri family bolti hai wait kar, prices thode settle honge. Should I wait for some correction ya abhi le lena chahiye? Change my mind if I'm wrong.
