Upgrading from 2BHK: Is Noida Extension still the right move?

For six months, I've considered upgrading my 2BHK in Sector 137. Looking at 3BHKs or a villa in Noida Extension, like Sector 150. Prices feel quite high; is it still a good time to invest, or has the market peaked? With Jewar Airport and FNG Expressway, are prices already factored in? Should I wait, considering my existing home loan?
