Upgrading from 2BHK: Noida's 'spot discounts' are a joke.
₹85 lakh for a 2BHK in Noida Extension Sector 74A is just too much, right? I'm currently in a 2BHK and planning to upgrade to a 3BHK, maybe even a villa, and looking at projects like Morpheus Developers. Honestly, I think the whole "spot discount" thing builders offer is a total sham. They hike the prices first, then offer a 'discount' that barely brings it back to market value. Everyone glorifies these "limited-time offers" but nobody talks about the actual negotiation room. I'm wondering agar builder se directly baat karein toh kitna percentage real discount mil sakta hai, especially for a 3BHK around ₹1.2Cr. Is it 2-3% max? Or can we push for more, considering the market sentiment with Jewar Airport? I feel like the real value is in pushing hard for a better base price, not these marketing gimmicks. Change my mind.

Totally agree with OP! Yeh 'spot discount' bas aankhon ka dhokha hai. Builder pehle price inflate karta hai, phir thoda kam karke bolta hai discount de diya.
