My lease ends in 6 months, and I'm really trying to upgrade from my 2BHK in Bellandur to a 3BHK. I'm looking at Prestige projects, maybe near Sopena Agrahara, already have a home loan so trying to be smart. I'm seeing a lot of 'pre-launch' offers but not sure if those are genuinely better than waiting for open market. Is the early bird discount real, or just a marketing trick? Also, the whole construction-linked payment plan vs a higher down payment. Which one makes more sense in Bengaluru's market, especially with current interest rates? Builders always push super area, making it hard to compare carpet area. Does anyone have tips on pushing back on that, or is it just the norm now? What's your experience, particularly with Prestige?
