Upgrading from 2BHK to 3BHK: Ganga Anantam pe thoughts?
Did a site visit to Ganga Anantam last weekend and honestly, it looked good on paper. I'm currently in a 2BHK in Sector 57, thinking of upgrading. The prices are ₹3.38 Cr onwards, which is a big jump. Is this project genuinely good to live in daily, ya sirf brochure mein achha hai? Kids ke school aur hospital commute ka kya scene hai paas mein? Already have a home loan, so trying to figure out if the premium is justified for actual daily living. Any current residents can share their experience?

It's a tough call. On one hand, new projects offer modern amenities and better layouts. On the other, the risk of delay and the sheer cost is daunting. My EMI would be astronomical. I'm leaning towards waiting a bit, maybe the market cools down, or some other project comes up with a better value proposition. I'm just so confused, all these options are overwhelming.
See, the market is hot right now in Gurugram, especially for premium segments. A lot of people are upgrading. But 3.4 Cr minimum is a big amount for a first-time upgrade. I'd suggest looking at resale properties in established sectors too. You might get a 3BHK for a similar or slightly lesser price, with immediate possession and known infrastructure. Plus, you avoid construction delays.
I heard good things about the builder in general, but Ganga Anantam's location is a bit away from the main hustle and bustle. For daily living, especially with kids, you need good schools and hospitals within a 15-20 min drive. Have you checked specific ones in the vicinity? Sometimes brochure mein sab achha lagta hai, but ground reality alag hoti hai.
I visited Ganga Anantam too. The project layout looked good, and the amenities they are promising sound great for kids. But the big question is, will they deliver on time? And for that price, is the construction quality going to be top-notch? My friend had a bad experience with another builder near Airport Road, possession got delayed by 3 years.
Delivery on time is a huge factor. I'm also thinking of upgrading from a 2BHK and can't afford rent + EMI for too long. For 3.4 Cr, I need assurance, not just a brochure. The school and hospital commute is also critical, jaise OP ne pucha hai. Koi idea hai nearby infrastructure ka?
That's my main concern as well. 2028 October is still far off. Who knows what can happen in 4 years. Plus, the total units are 524, which is a decent size, but if they don't manage construction well, it can become a headache. Did you check their previous projects?

Haan yaar, I'm also a first-time buyer looking for a 3BHK, but this price point is just too much. I was looking at some options near Badshahpur, even those are getting expensive, but not this crazy. For this money, I'd expect something ready or very close to possession.
Totally agree with you! Gurgaon mein prices toh sky-high hain, but Ganga Anantam ke liye itna premium? I saw their RERA number, RC/REP/HARERA/GGM/829/561/2024/56, so it's legit, but the cost versus possession date (Oct 2028!) makes me really nervous. Kya pata tab tak market kahan hogi.
