Upgrading from 2BHK to villa: is the premium justified?

Noida's current property price surge feels totally unsustainable, honestly. Meri 2BHK Sector 78 mein hai, ab 3BHK ya villa dekh raha hoon, maybe Sector 150 ya Yamuna Expressway side. But prices, especially for Godrej ya ATS projects, are crazy high. Everyone glorifies Jewar Airport but nobody talks about if this appreciation will continue till 2026 or if a correction is due. Kaunse areas max appreciation denge next 2 saal mein? I'm thinking ₹2.5 Cr for a villa is just too much. Change my mind.
