Upgrading from Attapur 2BHK: Is the premium justified?

Luxury segment in Hyderabad feels a bit over the top right now. I'm currently in a 2BHK in Attapur, thinking of upgrading to a 3BHK or maybe a small villa. My budget is around ₹1.5-2 Cr. Is the price jump from 2BHK to 3BHK, especially in areas like Kondapur or Kokapet, actually worth it for ROI? Or is the luxury segment just for end-use? I mean, will a 3BHK give better rental yield or appreciation long-term compared to a smaller unit? Already have a home loan, so EMI increase is a big thought. Kya lagta hai?
