Okay I'll be honest — I'm completely confused about Chandigarh property pricing. Currently in a 2BHK in Sector 44, planning to upgrade to a 3BHK or villa. Visited some Omaxe projects in New Chandigarh. Prices are high, ₹1.5 Cr easily for a 3BHK. Does negotiation actually work here? Kitna kam ho sakta hai? Also, what about hidden charges? Stamp duty, registration ke alawa, kya kya aata hai? PLC, parking, interiors, anything else? Don't want surprises post-booking. Already have a home loan. Any tips for getting a clear all-in cost breakdown from builders?

Bhai, negotiation is a myth for most big builders, especially in prime projects. They might give you a 'discount' but recover it through PLC, floor rise, view charges, and what not. My cousin booked in Mullanpur Garibdass last year, thought he got a good deal, but final cost was almost 15% higher than quoted. Parking and club membership alone were a shocker. Always ask for a detailed breakup in writing before paying booking amount.
Exactly! My friend faced the same in Manimajra. The 'super built-up area' calculation was also different from what they initially showed. And the carpet area was much less. These small things add up to a

Totally relate! My head is spinning with Chandigarh prices. Omaxe New Chandigarh mein ₹1.5 Cr is like the new normal for 3BHKs, which is crazy. Negotiation ka toh pata nahi, but hidden charges ka darr sabse zyada lagta hai. Is there any way to actually get a proper all-inclusive quote?
U1, all-inclusive quote milna bahut mushkil hai. Mera experience toh yahi hai. Jab main Zirakpur mein dekh raha tha, they quoted X, but then added stamp duty, registration, legal fees, then electricity connection, water connection, then IFMS, then society maintenance advance. And parking was mandatory extra! It added almost 10-12 lakhs to the final cost. Be very, very careful with the fine print.
Haan yaar, same here! I checked out some projects in Rasulpur, even there the prices are touching the sky. For a 3BHK, ₹1.2 Cr was the base, without any extras. Builders just say 'negotiable' but then it's like 1-2% max.
