Delhi market is tricky right now. CP always commands a premium because of the location and status. But for a 5-year investment horizon, especially upgrading from a 2BHK, the capital appreciation might be slower than expected. Green Valley could offer better percentage gains if it's in a growth corridor.
Bhai, Alaknanda mein bhi same scene hai. Friend ne ek old builder floor liya tha 2.5 Cr ka sochke ki location hai toh appreciate hoga. 3 saal ho gaye, abhi bhi wahi price hai, upar se maintenance ka kharcha. CP mein bhi luxury tag ke chakkar mein high entry price hai, exit strategy mushkil ho sakti hai. Green Valley ke naye projects mein appreciation ka scope zyada hota hai, especially if it's a developing area.
Arya CP is a completed project from 2010, only 4 units. It's more of a luxury niche, not really for 'investment' in the traditional sense like you'd see in newer developments. The price is for the address and exclusivity, not necessarily for rapid appreciation over 5 years. For appreciation, Green Valley might be better, but CP ka charm alag hai.
Sahi kaha. Arya CP is for a different segment. For a first-time upgrade and 5-year appreciation, look at well-maintained resale flats in areas like Alaknanda or even some parts of Anand Vihar. You get established localities without the 'new project' premium, and better resale liquidity than a super niche 4-unit building. Green Valley might be new but check the builder's reputation and RERA status thoroughly.
Exactly! Older projects with 'legacy' tag are often overpriced. My uncle bought in Aram Bagh, same story – high price, then endless renovation costs. New projects at least offer modern amenities.

Totally agree! Green Valley sounds much more sensible for a first-time upgrade. CP mein itna paisa daalna, samajh nahi aa raha.

CP ka location factor hai, yaar. Anand Niketan, Sunder Nagar mein bhi prices aise hi hain. You're paying for the established infrastructure and connectivity, which Green Valley might lack. Appreciation might be slower, but value holds.
Haqeeqat mein bahut zyada hai. Budget-conscious buyers ke liye toh soch bhi nahi sakte.
