The whole 'all-in cost' thing in Delhi property is just a black box, isn't it? I'm currently in a 2BHK and planning to upgrade to a 3BHK or a small villa, maybe in Safdarjung Enclave. Builders like New Lamba Real Estate ya Omaxe ka quoted price dekh ke toh theek lagta hai, but kitna extra lag jaata hai? Hidden charges, stamp duty, registration, PLC... Does it add up to a huge chunk? Aur yeh super area vs carpet area ka kya scene hai? Builders kitna inflate karte hain? How do you guys verify this before signing? Already have a home loan, so don't want any surprises. What's the real ground reality?

Totally relate! Builders ka quoted price dekh ke toh lagta hai sab theek hai, but phir yeh hidden costs ka darr lagta rehta hai. Safdarjung mein toh aur bhi high stakes hain.
Haan bilkul! Stamp duty aur registration charges ne toh meri neend uda di thi last year jab maine Aram Bagh mein plot liya tha. Upar se GST on under-construction property. Kitna extra load pad jaata hai! Current market conditions mein koi relief hai kya in sab charges mein?
Sahi kaha yaar! Mera friend ne Anand Niketan mein ek 3BHK dekha tha. Builder ne super area 1800 sqft bataya, but jab detailed plans check kiye toh carpet area mushkil se 1200 sqft nikla. Usmein bhi balcony aur common passages kaafi inflate kar rakhe the. Humne toh third party surveyor hire kiya tha verify karne ke liye. Uss time pata chala ki kitna difference ho sakta hai. Budget pura hil gaya tha uska.
