My budget is finalised, loan pre-approved – now stuck on if Hyderabad's still worth the big jump. I'm currently in a 2BHK in Gachibowli. Thinking of upgrading to a 3BHK in Kokapet or Narsingi, maybe even a villa in Tellapur. Prices for My Home or Prestige projects feel insane, honestly. Everyone glorifies Hyderabad's growth but nobody talks about if it's peaked. Is this the right time, or will I be buying at the top? I already have a home loan, so the EMI increase is massive. The RRR and Metro Phase 2 are hyped, but will they really sustain this upward trend? Change my mind.

It's tough, right? Everyone has FOMO. My take is, if it's for self-use and you plan to stay for 7-10 years, then market fluctuations matter less. Hyderabad's fundamentals are strong – job growth, infrastructure, population influx. Don't stretch your budget so much that you're stressed every month. Maybe look for projects that are 1-2 years from possession, they might be slightly cheaper. And negotiate hard on the 'other charges' apart from per sqft rate.
Honestly, Tellapur is still undervalued compared to Kokapet. If you can get a villa there, it might be a better long-term bet for appreciation. Connectivity is improving with the Outer Ring Road. But EMI increase is a valid concern, maybe look for slightly older villas instead of brand new ones? They might be more affordable.
Dekho, I bought a 3BHK in Attapur back in 2021 for 80L. Today, similar properties are 1.2-1.3 Cr easily. The growth is real, but the question is *how much more* can it grow? RRR and Metro Phase 2 will definitely push connectivity, but can salaries keep up? Aur builder ki quality ka kya? Mera builder ne possession date do baar extend kar di hai. Kya aapne builder ka RERA history check kiya hai?
U4, totally agree on builder quality. I was looking at a Prestige project near Narsingi, the sales team was great but when I spoke to current residents, kuch issues toh they. Especially with maintenance charges post-possession. Ye bhi ek hidden cost hai jo EMI ke saath add hota hai aur koi batata nahi pehle.
RERA history check toh sab karte hain, but builder phir bhi date de deta hai! My friend in Begumpet faced the same issue, 6 months delay after waiting for 3 years already.
U4, that's a great point about RERA. Many first-time buyers miss that. Builders like My Home and Prestige generally have good track records, but even they face delays with approvals sometimes. Hyderabad's market is still seeing strong demand from IT, but the recent interest rate hikes might cool it down a bit. But long term, I think it's still a good bet, especially with the upcoming infrastructure.
Bhai, you're not alone. I'm also feeling the pinch. Kokapet prices are just mad. Lagta hai hum late ho gaye, ab toh sirf regret ho raha hai.
Lagta hai peak pe hain. My friend bought in Tellapur 2 years back, abhi toh double ho gaya hai almost. Isse zyada kya badhega, samajh nahi aa raha.
Totally agree with you. My Home projects toh especially. I saw a 3BHK in Narsingi, same builder, quoted 2.5 Cr! For a first-time upgrade, it's a huge jump. EMI ka soch ke hi darr lagta hai.
