Upgrading in Noida Extension, infra impact?

Block B, Noida Extension — currently in a 2BHK here, thinking of upgrading to a 3BHK or a small villa. Jewar Airport aur FNG Expressway ka kitna impact hoga prices pe? Kya abhi bhi koi affordable investment window hai near these infra projects? Is the price jump worth it, ya wait karein? Already have a home loan, so need to be careful.
